This gated park has a nice remote setting on the Brazos River. There are a lot of full timers in the park. Fema trailers are allowed. The grounds are clean and well maintained. Lots are level, some have no grass and are 100% gravel. Some lots metered for 50/30 amp with full hookup and rent for $300 monthly plus electric and some are just 30 amps with full hookup electric included for $375. Then there are 30 amp lots without sewer hookup that are also $375 electric included. The showers are not cleaned consistently and the men’s shower is usually disgusting. The laundry is also not cleaned consistently and is very expensive; $1.25 for Washer, $1.25 for dryer, my average was $60 a month spent in laundry alone. There is a Club House, but it is musty smelling and run down looking inside the building. This Club House is kept locked when there are no Clubs in the park. When Clubs are in the park, the full timers are not allowed to use the river access for boating, fishing, or swimming, so that the Clubs can have full access to the river for the duration of their stay. The river is often not high enough for boating or swimming due to Lake Whitney not letting any water down river recently. Pets are allowed here but pet rules are not consistently enforced. Some full time residents are allowed to have as many as 4 dogs that bark constantly. Pets are allowed off leash, and dog waste is not picked up. Kids are not allowed to live here full time. There is no playground equipment in the park, nor is there a swimming pool. There is no Wi-Fi or cable here. This park has been through 3 managers in the past year. One of them was allowed to be intoxicated on the job constantly by the owners. He was recently arrested and due to this subsequently fired and now replaced by a young single woman. There have been approximately 8 evictions in the past 7 months. Clearly there are major problems here in this park that need to be addressed. I would not recommend this park to anyone, full time or overnight.
